Practical problems handled without fuss

We act on behalf of landlords to advertise properties, find and reference tenants, prepare tenancy agreements, arrange inventories, collect rents and deal with tenancy renewals and matters on the termination of tenancies. We will arrange repair and maintenance work and ensure that legislative requirements, such as checking gas boilers and smoke alarms, are dealt with on your behalf. Our teams ensure that work is undertaken by contractors who have been checked and approved by us and who are able to deal with work professionally and quickly.

 
Strategic view of the portfolio

We are actively involved in providing strategic advice for our clients on the management of residential property. This includes active management of portfolios, planning capital improvements, identifying properties that might be sold or acquired, as well as considering conversion of buildings to residential use through use of permitted development rights.

 
What’s included in our Property Management Service

Our standard lettings service includes our fully comprehensive marketing, introducing the tenant, obtaining references, collecting the rent throughout the tenancy and dealing with the renewal or termination of the tenancy.

In addition to our standard lettings service, Peponi & Co’s Property Management Service further includes:

  • Two annual property inspections with colour photographs and a detailed report
  • Complete management of repairs and maintenance
  • Dealing with all third parties who may have an interest in the property
  • Transfer of utilities into the tenants name and dealing with utility suppliers
  • Key holding service
  • Arranging payment of any outgoings associated with the property
  • 24hr emergency call out service for tenants
